We are here to ensure and deliver best services to all our clients and provide clear and efficient advice. We have dedicated teams who will be responsive to all your individual needs while under agreed fees.

Residential Conveyancing

Residential conveyancing includes the following: Purchases, Sales, Re-mortgages, Transfer of Equity, Grants of Leases, Assignment of Leases and Redemption of Mortgages. We are accredited under the Solicitors’ CQS Quality Scheme.  All work will be undertaken or supervised by our Head of Conveyancing Vijitha Sivakumar qualified solicitor with more than 13 years PQE.

Fee Structure

The fees we charge depend on the property’s value, whether it’s freehold or leasehold. Complex matters may be chargeable on an hourly basis and our hourly charge is £250.00. Please note that our fees below exclude VAT charged at 20% and any mention of VAT attracts at 20%.

Residential conveyancing charges encompass the following:

  2. Disbursements – disbursements are costs related to your case
  3. Stamp Duty Land Tax

Processing Time

The Residential Conveyancing process usually takes around 8-12 weeks for a transaction. The time limit varies depending on the individual circumstances of the case.

Stamp Duty Land Tax

The property buyers are subject to Stamp Duty Land Tax, calculated based on the property price. You can determine the stamp duty payable by using HMRC’s website or the Welsh Revenue Authority’s site for the properties in Wales. You can calculate the stamp duty you are required to pay by using HMRC’s website. https://www.stampduty.com

The conveyancing process for selling a property

  1. Seller’s solicitor sends a letter, confirming instructions and setting out business terms and legal costs.
  2. Fittings and contents and property information forms were sent to the seller for completion.
  3. Identity checks and Anti Money Laundering are undertaken by the seller’s solicitor.
  4. Draft contracts and supporting documents are prepared by the seller’s solicitor and sent to the buyer’s solicitor and attend any pre-contract enquiries raised by the buyer’s solicitor.
  5. The buyer’s confirmation of results from the buyer’s conveyancing searches. The buyer confirms that they have received a mortgage offer.
  6. Proceed to exchange of contracts and a completion date agreed between the seller and buyer.
  7. The redemption figures are obtained by the seller’s solicitor to ensure that any outstanding mortgage payments are redeemed on completion.
  8. The seller’s solicitor approved the Transfer deed received by the buyer’s solicitor.
  9. Keys are released to buyers on completion of the sale.
  10. The seller’s solicitor pays the estate agents, the outstanding mortgage amount and the proceeds of the sale to the seller’s solicitor.

 

Conveyancing process for buying a property

  1. The buyer’s solicitors instructed and sent a letter and set out business terms and legal fees.
  2. the buyer’s solicitor requests a contract pack and pre-contract enquiries are submitted.
  3. Property searches are undertaken and the buyer’s solicitor obtains a copy of the mortgage offer.
  4. Answers to pre-contract enquiries are submitted by the seller’s solicitor.
  5. If the buyer is satisfied, the deposit is set up to be paid to the buyer’s solicitor ahead of the exchange of contracts.
  6. The exchange of contracts and a completion date are agreed upon between the buyer and seller.
  7. Draft Transfer deed and completion information forms prepared by the buyer’s solicitor and then sent to the seller’s solicitor.
  8. Draft transfer deeds approved by the seller’s solicitor.
  9. A completion statement is drafted by the buyer’s solicitor.
  10. Pre-completion searches on the property and the final application are made by the buyer’s solicitor to the mortgage company for the loan.
  11. The home seller vacates the property by the agreed time and the buyer’s solicitor sends the proceeds of sale to the seller’s solicitor.
  12. Keys are granted to the estate agent by the seller’s solicitor.
  13. Transfer deeds, including undertaking to repay any existing mortgage funds, are sent to the buyer’s solicitor.
  14. Stamp Duty Land Tax sent to HMRC.
  15. The property is registered in the buyer’s name by their solicitor with the HM Land Registry and a registered title copy is sent to the buyer.

Immigration

Vijitha Sivakumar supervises the department and has been a qualified solicitor since 2011 and has carried out immigration work.

Disbursements

Disbursements are costs that are payable to third parties, such as visa fees, counsels and interpreters. Please note that Home Office application fees are payable for submitting the application.

Fees of independent expert witnesses and interpreters fee will be subject to 20% VAT. Counsel may be instructed in the complex issues or representation at the First Tier Tribunal hearing the hourly charge is £300-450 + VAT.

The work involves

  1. Advising on the Immigration Rules and your eligibility in relation to the relevant application
  2. providing advise on the merits of your case and completing the application documentation.
  3. Provide a checklist and request for the relevant documents required to support your application.
  4. Completing the application and submitting it to the Home Office, and paying the application fee
  5. Liaising with the Home Office and dealing with enquires.
